As of October 1, 2025, the federal government shutdown has activated eviction protections for furloughed federal employees in Maryland. These measures are grounded in Maryland state law and aim to prevent housing instability during periods when employees are not receiving pay. 

Eviction Stay Provisions 

Under Maryland Annotated Code, Real Property Article §§ 7-105.1(b-1) and 8-401(d): 

  • Who qualifies: 
    Furloughed federal employees, or state and local employees furloughed because of the federal shutdown. 

  • Requirements: 

  • Must be a current federal, state, or local employee affected by the shutdown 

  • Must reside in the property subject to eviction 

  • Must be unpaid during the shutdown period 

  • Must appear in court to request a stay 

  • Relief available: 
    Courts may grant a temporary pause on eviction proceedings for up to 30 days after the shutdown ends, or for a longer period if circumstances warrant.
