Montgomery County Department of Permitting Services Brings Back ‘Residential Fast Track’ Online Applications for Qualifying Home Projects

Montgomery County’s Department of Permitting Services (DPS), which suspended its “Residential Fast Track” online application process during the COVID-19 health crisis, will reactivate the service for qualifying projects beginning Wednesday, June 24. The Fast Track service can be available for many projects with total gross floor area or work area of 400 square feet or less. 

In many cases, permits for projects that are approved for Fast Track consideration can be approved in two business days or less.

DPS, whose office remains closed and has employees working from home, is working on bringing the Commercial Fast Track back in very near future.

Residents with eligible Fast Track projects can find the application process at https://montgomerycountymd.gov/dps/. Applicants should use the “Apply Online” button at the top of the page to create a new account or to sign into their existing DPS account. 

On the website, applicants can answer several simple questions about their project, If the project qualifies for Fast Track, the applicant should click “Yes” and select the type of project. This will put the project in the Online Fast Track process to get a permit to begin work.

“DPS has continued to deliver services throughout the pandemic through the hard work of our staff,” said DPS Director Mitra Pedoeem. “We are now pleased to bring back our Fast Track services to qualified residential projects for our homeowners and building professionals.”

Some of the projects that could qualify for Fast Track consideration include accessibility ramps; alterations to conditioned attics without structural changes; carports; detached one-story garages; finishing basements without structural changes and without a kitchen; interior renovations without structural changes; pavilions; pool sheds (for equipment only); restoring/repairing fire damaged buildings or structures without structural damage; sheds; and gazebos.
