Pay Your Property Taxes Online: Payments Due Sept. 30 and Dec. 31

The Montgomery County Department of Finance is encouraging property-owners to pay their tax bills online this year because of the COVID-19 health crisis. 

Bills were mailed out to property owners earlier this summer, and property tax payments are due Sept. 30 and Dec. 31. The County’s cashier window is currently closed to the public. 

“The easiest and safest way to pay your taxes is from the comfort of your home by using an electronic check, which is fee-free,” said Michael Coveyou, director, Montgomery County Finance Department. “You may also pay using a debit card or credit card, but those have additional fees.”

To pay your tax bill safely and conveniently: 

  • Pay online with an electronic check (no extra charge) or credit/debit card (A convenience fee of approximately 2.3 percent of the payment amount levied by the payment processing company cannot be waived by Montgomery County.); visit the County’s website to look up your account and to make an online payment. The website address is https://apps.montgomerycountymd.gov/realpropertytax/default.aspx.   
  • Visit the web address above to check your account online—the system will show your payment as having been received after two full business days.  A cancelled check acts as proof of payment as well.  
  • Property owners may opt to submit a payment through the U.S. Postal Service. An envelope was included with the bill that was sent out in early July. The address to mail your payment is Montgomery County, Maryland, P.O. Box 824845 Philadelphia, Pennsylvania, 19182-4845. Payments must be received by Sept. 30 and Dec. 31. It is important to send the payment so that it will be received by the deadline. A postmark date is not proof that your payment was received on or before the deadline—do not rely on a postmark.  

  • Another option is paying your tax bill by telephone. Call the Montgomery County Property Tax Payment Line at 240-777-8898 (24 hours per day) and use a credit or debit card only. (A convenience fee of approximately 2.3 percent of the payment amount levied by the payment processing company cannot be waived by Montgomery County.)
